Real Estate Transactions
One husband and wife client of FIC Capital owned multiple real estate properties. Some of these investments had been quite lucrative. After discussion with FIC Capital, together it was determined that the client’s aggregate real estate exposure was unnecessarily large, leaving the client vulnerable to declining prices as the inflated market began to cool. With the encouragement of FIC Capital, the client proceeded to sell several properties. By acting as an impartial party to some highly emotional assets, FIC Capital was able to help this client return to an asset allocation that was more in line with his and her goals and objectives. At the same time, the client reaped the reward of reducing exposure to a sector of the economy that later suffered from a number of difficulties. The services performed by FIC Capital were provided at no extra cost to the client. Sale of a Business One of our clients, a small business owner, was preparing to sell his business when he called FIC Capital to discuss the event. As with any sale of a business, it was a stressful time for our client and he was looking for assistance and peace of mind with how the situation was being handled. He had already retained an investment banker to negotiate the sale, but he remained concerned over their ability to obtain a fair price for the business. After detailed discussions, we worked with the investment banker to sharpen the valuation metrics and key strategic selling points. FIC Capital’s valuation and analytical contribution ensured that the client’s best interests were represented in the negotiation. Furthermore, our client was freed of some of the financial minutia and was more confident in the outcome of the sale. The services performed by FIC Capital were conducted as part of the client service relationship we extend to all our clients, at no additional cost to our standard management fee. Estate Planning Recently a salesperson from an estate planning firm stopped by the house of one of our elderly clients and offered to sell her a revocable living trust. The salesperson used a variety of pressure tactics and was highlighting various benefits, including avoiding Probate Court. Before making a decision, the client called us to discuss the situation. After our discussion, the client was relieved to learn that her current IRA account is not a probate asset and that her remaining assets were not necessarily subject to probate, regardless of the use of a trust. Together we discussed how she wanted her assets to be distributed upon her death and decided that she would speak to a local estate lawyer to help her redraft her will. She decided she would send us the information she had received regarding the living trust for us to look over and help her make the best choice based upon her unique set of objectives. At no extra charge to the client, FIC Capital helped this client make important decisions regarding estate plans. Avoiding Over-Diversification and Excessive Fees A prospect in his early forties recently came to us with a portfolio of investments that consisted of over 25 different mutual funds. The portfolio was being managed by a Private Wealth Management division of a very well known investment firm, purportedly catering to the needs of wealthy individuals. However, the prospect had suspected that his account was not receiving the attention it deserved and after analysis by FIC Capital, we not only affirmed his suspicions, but opened his eyes to some major issues with the account. Our first step with this individual was to learn the full breadth of his assets and his financial objectives. These assets consisted of a mixture of real estate, business ownership and retirement plans. After analyzing the portfolio, FIC Capital determined that it was overly diversified and the fee structure associated with the multiple mutual fund investments (many of which were operated by the same company that was managing the prospect’s portfolio) was cutting deeply into the prospect’s returns. After sitting down with the prospect and
outlining our analysis and conclusions, as well as laying out a plan to
optimize the prospect’s asset allocation to more properly align with his
objectives, investment profile, and return expectations, he expressed
his wishes to become a client and we accepted. We transferred his assets
and subsequently executed upon the investment plan we proposed in order
to provide him with a customized portfolio that was appropriately
diversified with individual securities that offered attractive returns without the drag of excessive fees and hidden sales
charges. Private Equity Placement
Over the last several years, one of our clients has placed a significant investment in a particular firm. During this course of time, FIC Capital has engaged in several conversations with the client as to the nature of the business, the terms of the investment, and the risks and potential rewards of making such an investment. In addition, FIC Capital has reviewed product data, surveyed the competitive landscape, and made assessments regarding the fundamentals of the company, including the strength of its business plan. Furthermore, FIC Capital engaged its networking resources to find potential contacts by which a mutually beneficial business arrangement might be possible. This work, completed at no extra charge to the client, has provided the client with a better understanding of important considerations with respect to the private investment, by an impartial party, and has led to potential business enhancements for the underlying company through the power of networking relationships.
